Location: Riparbella is a picturesque, hilltop village overlooking the Tuscan coast. 40 mins south of Pisa, 1.5hrs west of Florence. In recent years, Riparbella has become known for its boutique wineries as well as its colorful street murals. Local beaches, hiking trails and wineries are minutes from Riparbella as are numerous restaurants, cafes and other attractions. Its proximity to so much, yet remaining in a quiet context, makes Riparbella a strategic location for relaxation and adventures in one of the most beautiful regions in Italy.

General information:

  • Check-in / Check-out: Check-in is from 15:00, and check-out is by 11:00 AM.

  • Minimum Stay: 2 nights minimum.

  • Guest Registration (Mandatory): Italian law requires us to register all guests with the Italian State Police (Alloggiati Web). Please ensure passport/ID copies for every guest are submitted prior to arrival.

  • Registered Guests Only: Only guests listed in the booking contract are permitted on the property—no unregistered visitors or overnight guests.

  • No Smoking & No Parties: Smoking inside the apartment and hosting parties/events are strictly prohibited.

  • Quiet Hours: Please respect our local community by keeping noise low between 22:00 – 08:00 and 13:00 – 15:00.

  • Trash & Recycling (Raccolta Differenziata): Italian municipalities enforce strict recycling. Please separate paper, plastic/metals, glass, organic waste, and residual trash using the bins provided in the kitchen.

  • Energy Savings: Please switch off lights and AC/heating units whenever you head out for the day.

  • Damage Deposit: A €200 credit card hold is placed prior to arrival and released within 7 days of departure after inspection.
